A substantial two level additions project over existing garages on a once modest coastal home. The design challenge being to achieve sufficient elevation to secure ocean views over recently built newer elevated properties.

The new works, which has been separated from the existing living area, incorporates a modern open plan living arrangement to the upper floor with an alfresco area off the living room which can be used all year round, and a connecting enclosed walkway to the existing portion of the home.

 

The new addition has improved the perception of bulk and scale as it has achieved sufficient separation to break up the elements of the building.

Below the living area on the ground floor is the new master bedroom, which benefits from the same coastal views from the living area, as well as a new ensuite and walk in robe.
